NAI Martens selected as retail leasing agent for $25M College Hill Project

Site work has begun and construction will start later this month on a highly anticipated College Hill development.

A local development group called Uptown Landing LLC recently closed on its purchase of more than 4.5 acres of land northeast of Hillside and Douglas. That entity purchased the land from the city of Wichita for $300,000.

Now, the group is moving forward with a $25 million development plan for the properties at 3241 E. Victor Place and 3221 E. First Street.

The project brings with it plenty of local involvement.

Mike Brand, managing partner for Uptown Landing, says all of the pieces for the project are in place, and construction is expected to take about a year to complete.

Conco Inc. was selected as the general contractor for the project, which includes 201 apartment units and 18,000 square feet of ground-floor commercial space at Douglas and Rutan. The apartments will include high-end finishes, a first-level parking garage and a rooftop gathering space for tenants,

The first phase of the project is an 84,250-square-foot building that will include 51 apartments and the commercial space. The second phase will include a second four-story building that will have 150 apartments and a parking garage. The apartments will be a mix of one-, two- and three-bedroom units.

Spangenberg Phillips Tice Architecture is the architect. Intrust Bank and Emprise Bank are financing the project.

Seeders Inc., owned by Uptown Landing partner Linda Davison, will do the landscaping. Brand Plumbing, owned by Brand, will plumb the building. Cook’s Heating and Cooling, another business in which Brand has an ownership stake, is the heating, ventilation and air conditioning contractor. M&J Electric of Wichita LLC is the electrical contractor.

Needham DBS in Kansas City is the project engineer.

Brand says NAI Martens was selected as the leasing brokerage for the ground-floor commercial space. Nathan Farha and Jeff Englert are the leasing agents.

Weigand-Omega Management Inc. will manage the apartments.

The Wichita City Council selected Uptown Landing as the development group for the Parkstone at College Hill site in December.
